Everyone thinks that the property manager works hard, some do and most dont. Did you know that most property managers have sometimes as many as 200 properties to look after but on average a property manager would have 150 properties. That is 150 owners to report to every month - that's 1800 reports per annum There is the 4 inspections per annum that is available - that's 600 inspections ontop of the daily routines. Then there is the multiple inspections for letting of the properties. Good property managers are well organised and have at least 2 people per 150 properties. Organising maintenance is not enough to get by any more, the property manager must inspect the jobs that the tradmen do in the property & go over the top with the service that is given. Property managers need to go over the top with their service nowadays, and most fail even the basics.
How can I say all these bad things about the industry, you are asking. What have you done to have this opinion you are asking - very simply, I have managed 100 properties and within one year I was not only able to manage these properties extreamly well and I increased the property group by 50% or 50 properties in less than 1 year. I managed properties for overseas clients that were so happy they personally sent to me a testimonial and gratitude presents. I have managed properties for over 15 years and its my profession. I did over 10 years worth of study and my prefered books to read is all about property and investment.
You should never give your property to someone thats has not either owned property or doenst have a passion for property management.
When was the last time that your property manager actually picked up the phone and spoke to you about your property?
